With the decision to hire a design/build firm to handle your project you will be working under a single contract that affords you – and us – a unified flow of work from the initial design all the way through completion.
In a traditional design and build setting, you would have to hire an architect and an electrical contractor. The next step would be to put the entire project to bid to a general contractor, and then wait for that GC to take at least three bids for each specialty, where the cheapest guys win for each piece of the work.
Then comes the change orders from each of these groups. You end up with a significantly higher cost because you’ve got the electrical engineer who covers design, then you have the GC’s mark-up on the overall job, the mark-up from all the individual specialty contractors, and mark-ups on the change orders for all of the other trades.
When you hire Capital City to handle your project the process is much simpler. You, or your architect, design the job. The next step is when Capital City comes in and engineers the entire project. Our design is complete to code, using top quality materials, BUT we do not “over-engineer.” We will build your project for a set, fixed price. There will be no change orders because it is our design. The result is a savings to you of 30% – 40% over the traditional process.
